Our strategy has been to take a “hands-on” approach to all aspects of the investment from due diligence to leasing and sale. Our Acquisition Team is responsible for identifying and closing investments, and the Asset Management Team is charged with the responsibility of maximizing the value of those investments to the fullest extend possible through strong leasing programs, expense control and optimizing management structures. Lastly, Althon Investments markets expertise which enables us to employ a variety of value-added structures to achieve enhanced returns as well as capitalizing on tax-deferred disposition.
Althon Investments typically seeks investments that offer downside protection to its investors, while providing an opportunity for above average returns through aggressive re-tenanting, land planning, and creative financing. We typically look for assets in the $ 5,000,000 to $ 30,000,000 range and acquire income-producing assets utilizing 75% to 80% leverage.
Althon Investments seeks assets that can produce cash yields in the 12% to 20% range and will adjust its leverage according to the interest rate fluctuations and cap rates.
